Public Information Session - Sunalta ARP

The City of Calgary hosted a public information session for an update on the Sunalta Area Redevelopment Plan on Wednesday, Sept. 16, 2009, at Sacred Heart School - 1312 - 15th St. S.W. Please click on the following links to see the information displayed at the information session:

UNDERWAY - Phase 2 Amendment to the Sunalta ARP

As you leave downtown on the West LRT line, the first LRT station will be located in the community of Sunalta. Its location is along the south side of Canadian Pacific Railway right-of-way near 16th Street S.W. Access from the south side will be from 10th Avenue S.W., while a pedestrian bridge will provide access from the north. The station will provide immediate access for the communities of Sunalta and Scarboro.

In March of 2008, The City of Calgary retained Bing Thom Architects to lead a team of consultants to undertake a community planning and urban design study for the Sunalta community north of 13th Avenue S.W. There were two main reasons for this exercise:

  • To capitalize on redevelopment opportunities that were created with the announcement of the construction of a C-Train station within Sunalta as part of the West LRT project
  • To further explore the conceptual ideas for open space and urban redevelopment between the CPR corridor and the Bow River that were first proposed in the Centre City Plan.

A major charrette (design workshop) was held in April of 2008 with community members, City administration and the consulting team to generate a range of concepts, goals and objectives that could then be "fleshed out" and tested with subsequent analysis and consultation. The results of this work have now been compiled into a Final Report that is intended to be used as a resource that can serve as background, input and inspiration to future planning initiatives in the area.

Components of the Bing Thom work have been used as a basis for both the Phase 1 and Phase 2 amendments to the Sunalta Area Redevelopment Plan (ARP). The time horizon for the study was to look out to 2035, but some components can be integrated into current planning efforts, while others may require further analysis and review before specific implementation actions can be taken.

The Phase 1 amendment to the Sunalta ARP was approved by Council on July 13, 2009. Phase 1 included lands between 15th and 17th Street S.W. along the north side of 10th Avenue S.W., adjacent to the future Sunalta LRT station. Higher densities and building heights were approved for these lands as they are well situated to take advantage of redevelopment opportunities due to the proximity of the LRT station.

The Phase 2 amendment to the Sunalta ARP is currently underway and focuses on the area to the south of Phase 1. The draft Phase 2 amendment identifies densities and building heights that step down away from the LRT station, transitioning into the existing residential community. A Public Information Session on the draft Phase 2 amendment to the Sunalta ARP will be held in September of 2009. The target date to present the Phase 2 amendment to Calgary Planning Commission is Oct. 15, 2009. Calgary Planning Commission will review the Phase 2 amendment and forward its recommendations to a Public Hearing of Council, anticipated in Nov. 30, 2009.
